Our Florida Neighborhood Descriptions.

This article describes each of the neighborhoods in which our villas are located including location, amenities, types of accommodations and other useful information to help you decide which neighborhood is best for your vacation.

Introduction

Although there are many residential communities in and around the Orlando and Kissimmee area, because of Florida’s zoning laws, only certain communities allow for short-term vacation rentals. Most of these communities are south of Orlando and west of downtown Kissimmee. This area is shown in the map below. The neighborhoods in which our villas are located are just west of I4 and just south of 192, are close to the Disney resorts and offer easy access to Sea World, Universal Theme Parks and many other attractions just off of 192 and I4. Our Neighborhoods

Indian Creek

Description

Indian Creek is a non-gated community consisting of single-family homes. The entrance to Indian Creek is off of Formosa Gardens Blvd. and is just south of the new Margaritaville Resort. This location offers easy access to Disney Parks, shopping and dining and is just a few exits south on I4 from Universal Studios and SeaWorld. The houses are well maintained and the community has a safe feel to it. This neighborhood does not have a lot of amenities, but you get great value for your money and who needs amenities anyway if you plan on spending every waking hour exploring all of the visitor's attractions in the area! All of our single family homes in this neighborhood have their own private pool and most also have their own private hot tub and a private game room.

Emerald Island

Description

Emerald Island is a gated community consisting of townhomes and single-family homes. The entrance to Emerald Isle is off of Funie Steed Road just west of 429 (toll) and is also very close to the new Margaritaville Resort. This location offers easy access to Disney Parks, shopping and dining and is just a few exits south on I4 from Universal Studios and SeaWorld. The houses are well maintained and the mature landscaping is very well done giving this neighborhood a resort like feel. All of our single family homes in this neighborhood have their own private pool and most also have their own private hot tub and a private game room.

Windsor (Wyndam) Palms

Description

Windsor Palms is a gated community consisting of condominiums, townhomes and single-family homes. The entrance to Windsor Palms is located off of Formosa Gardens Blvd. just south of Indian Creek and is also just south of the new Margaritaville Resort. This location offers easy access to Disney Parks, shopping and dining and is just a few exits south on I4 from Universal Studios and SeaWorld. This community is smaller than Indian Creek or Emerald Island so everything in Windsor Palms is within easy walking or bike riding distance.  The landscaping is nice, but not as mature as Emerald Island, but like Emerald Island this neighborhood has a resort like feel. The houses are well maintained, and the community feels small and safe enough to easily walk from any residence to the clubhouse or pool area and back. All of our single family homes in this neighborhood have their own private pool and hot tub and a private game room.

All amenities are available to all guests except the shuttle service, which is an extra cost.

Calabria at Westside & Tuscany at Westside

Description

Both Calabria and Tuscany at Westside are non-gated communities consisting of single-family homes. The entrance to Calabria is off of Westside Blvd. at the intersection of Westside Blvd. and Funie Steed Road. These neighborhoods are slightly farther away from Disney Parks, dining and shopping than the previous neighborhoods and are also fairly small. However, because of there size and location they have a quiet and relaxing atmosphere. Calabria and Tuscany are next to each other and offer similar accommodations. The houses are generally on the larger side for the given number of bedrooms and often well-appointed having granite countertops in the kitchen and good-sized yards providing more privacy then most other communities. Although these two communities offer no other amenities, they have very nice landscaping, great curb appeal and a relaxing feel. All of our single family homes in this neighborhood have their own private pool and hot tub and a private game room.
